POSITION: Manager, CMP Transitions & Start-Ups

COMPENSATION: Pursuant to applicable regulations, if this job is performed in a relevant State, the salary range is $72,000-$75,000 plus bonus potential. Eligible to participate in the company benefits plan. We offer health, vision, dental, and pet insurance. SUMMARY

As the Manager of Transitions and Start-Ups for Capstone Management Partners, you are primarily responsible for the project management-related functions with a specific focus on new start-ups, lease-ups, takeovers, dispositions, and due diligence projects for CMP’s housing clientele. This strategically and administratively focused position will also assist with developing, administering, and delivering transition-related training programs and material.

ESSENTIAL RESPONSIBILITIES (Included but not limited to):

  • Directly support the VP of Operations and Chief Operating Officer as assigned.
  • Manage and monitor the progress of all areas of a start-up, transition, or disposition including the completion of tasks from other departments in conjunction with the Client Services and Transition team at Cardinal Group.
  • Manage and implement tasks such as Performance Accountability Charts (PACs), transitions trackers, ongoing communication, updates, etc.
  • Participate in the process of building start-up operating budget(s) and research for year-one operating costs for new projects.
  • Interface with vendors, construction managers, utility providers, and operators to determine costs, anticipated expenses, and multiple options were requested for service contracts, providers, etc.
  • Successfully transition new communities to operations under CMP, review internal transition processes, memorialize policies, and procedures to ensure CMP builds a robust transition experience
  • Prepare detailed takeover calendars, agendas, memos, and project assessments, as assigned, and host weekly transition meetings.
  • Train internal stakeholders, stabilized operators (PMs, APMs, and CMs), and clients on transition processes while managing the corresponding survey results.
  • Participate in Cardinal U training as required and champion the Cardinal Culture.

PREFERRED QUALIFICATIONS:

  • 3-5 years of relevant industry experience in operations, training, and systems.
  • 2-3 years of affordable housing experience preferred
  • Excellent time management and organization skills as well as a professional attitude.
  • Institutional knowledge of Cardinal Group and deep industry-specific knowledge of property management.
  • Customer service focused (i.e., generating accurate and timely results and effectively.
  • Communicating to team members, co-workers, and management).
  • Ability to multi-task and self-manage workloads and projects.
  • Effective presentation and facilitation skills.
  • Ability to travel nationally 40-50% of the time and evenings/some weekends while on-site.

Routine local travel is required to attend training classes, client visits, or other situations necessary for the accomplishment of some or all the daily responsibilities of this position. Overnight travel required to attend company functions, training, property visits, and other situations necessary for the accomplishment of special projects that may be assigned from time to time.
